Now we’ll move on to the last three things to do. Make sure to check out the last thing. It is something that not many people think about doing, but it could make all of the differerence in the world.

3. Clean and stage your home.

You want to wow buyers when they enter your house. I don’t know how many times I’ve looked at homes that were dirt, cluttered and smelled musty. Buyers won’t want to waste their time. Ruthlessly de-clutter and consider renting a temporary storage unit to weed out excess stuff. And don’t forget basements and garages.

4. Get your own inspection.

Savvy home sellers are seeing the benefit to ordering their own home inspection. This seller’s inspection can do two things. It can allow to find potential problems that can be easily repaired, saving you time and money later. Buyers have been known to back out of buying a home even if the problem is small, because they get nervous.

It can also give buyers a sense of confidence in your house, since they already know what they are getting into. For example, in our old home, we knew that our older furnace might put buyers off. We had it certified by a professional who said that it was constructed so well and with such good materials that it should last at least another 25 years.

5. Consider buying a home warranty.

A home warranty can often be purchased through your real estate agency for $300. Some agencies will offer this as a service. Should something break after the new home owners move in, the warranty should cover it with a couple of exceptions. Again, this gives buyers confidence in your house and makes them more likely to choose it over another similar home.
