To help your home sell fast and at a great price, we recommend you spend a little bit of attention on three things – windows, doors, and landscaping. Remember, you want your home to be visually pleasing to potential buyers. Therefore, by making your home more appealing, you increase your chance of selling.
For the windows, make sure any broken glass is fixed and that all windows are clean. If you have an old screen, this would be an ideal time to install a new one. Screens are very affordable and a new one can make a huge difference in the appearance of the home. If you have window shutters or casings, be sure these are painted or stained. If there is any loose or worn paint, scrape it off and then repaint or stain. Additionally, all the windows should be operational and hardware clean or replaced.
For doors, if you have a front door that is bland, you could easily add a coat of paint to coordinate with the style and color of the house. Immediately, the front of the home will take on a new appearance. If the door is in bad condition, you might want to invest a couple hundred dollars to have a new one installed. Then, be sure the doorbell is visible and in working order.
As far as the landscaping, pay attention to everything. This means keeping the lawn cut, shrubs trimmed, leaves raked up, flowers blooming, and so on. If you are selling your home in the spring but do not have any flowers, you can purchase inexpensive perennials mixed with annuals for vibrant color. You would be amazed at how much planting flowers will help. If you have any bare spots on the grass, you could put down new seed, which would take about two weeks to grow.
You might even consider placing some type of decorative potter or hanging pot out front filled with ivy or flowers. If you have a flowerbed, adding solar lights will provide a nice soft glow at night but also the illumination of plants and flowers. Even something like a small birdfeed is a great way to dress up an otherwise boring front yard. Just try to picture the house as if you were the buyer, looking for ways to enhance the overall look. Even something as simple as adding mulch to flowerbeds or around the base of trees will make a significant difference.
